Managing Complex Sale of

160 Property BTL Portfolio

Property Overview

  • Managed 160 residential properties after a breach of loan conditions, appointed by Fixed Charge Receivers to oversee the portfolio
  • Took immediate control of property management, securing vacant units and liaising with tenants for rent collection

Project Summary

Appointed by the Fixed Charge Receivers to take over property management and subsequent sale following a breach of loan conditions by the owner. This involved securing vacant properties and managing tenant relations and rent collection for occupied units.

The Challenge

The primary challenge was to manage the properties effectively after the breach of loan conditions, which created uncertainty for tenants and potential buyers. We needed to stabilise the portfolio quickly by liaising with tenants to ensure continued occupancy and timely rent collection. Pulling together information and documentation to fill in the many gaps in the tenancy, rent, arrears and compliance data.

Addressing dilapidation and disrepair issues were key to attracting buyers, landlords and investors.

We employed effective marketing strategies to showcase each property’s potential and achieve the best possible sale value.

Landwood Group’s Strategy

Our strategy began with a thorough assessment of each property in the portfolio, allowing us to create tailored action plans for improvement and compliance.

We emphasised transparency, being upfront about the current condition of the properties while also highlighting their potential to prospective landlords and investors.

To enhance tenant relations, we focused on addressing any loose ends and ensuring that properties with tenants had agreeable and profitable rent terms in place to facilitate promising sales.

This proactive approach not only stabilised the portfolio but also positioned the properties more attractively in the market, setting the stage for a successful sale.

The Results

Improved value of portfolio and achieved sale realisations more than 15% over market value.
