Fixed Charge Receivers were appointed over this portfolio of 160 residential properties following a breach of the loan conditions by the owner. We were appointed by the Receivers to take over the property management of the portfolio with immediate effect. This included securing any vacant properties and tenant liaison and rent collection for the occupied properties. We completed a full valuation of the portfolio and set out a detailed marketing strategy to maximise the sale realisations, including a detailed analysis and cash flow forecast of holding costs and income. Following a period of marketing we successfully sold the portfolio, via a multi channel route to include auction for the most challenging properties and a portfolio sale of the better performing properties. The final group were sold individually on a joint basis with local estate agents for those properties that appealed more widely to owner-occupiers rather than investors.
