Valuation Services

Individual secured lending valuations

We provide secured lending valuations for banks and peer-to-peer lenders on all types of assets. We regularly provide lending valuations for a wide range of commercial properties, such as industrial units, retail premises, offices and leisure properties. We also have expertise in development appraisals for land with planning consent where applicants require bridging finance. Our experience also covers residential valuations on individual dwellings, portfolios and multiple occupancy properties.

Development appraisals

We have a wealth of experience in providing development appraisals and residual valuations, whether that be for a secured lending valuation or for private clients to assess the viability of a particular scheme. Our experience covers both residential and commercial developments, and our team of RICS surveyors have experience with land with planning permission, conversions and change of use.

Portfolio valuations

As well as individual asset valuations, we undertake valuations of large portfolios, whether that be residential buy-to-let portfolios, or commercial properties. We assess each asset on an individual basis before arriving at our view for the entire portfolio and would include any asset management recommendations that would enhance the value of the portfolio.

We would tailor advice and recommendations to suit the reason for the valuation. For example, if it was for disposal purposes, then we would recommend an approach to sale, whether that be a phased sale or portfolio sale, and the implications for each.

Residential and commercial valuations

We have experience across both residential and commercial valuations and can provide valuation reports for loan security, financial reporting, pension funds or for acquisition or disposal purposes. Our knowledge spans across all commercial sectors, land, development and residential properties.

Business valuation

As well as bricks and mortar and investment valuations, we can also provide valuations of trading businesses such as public houses, restaurants, hotels and other leisure-based properties that are owner-operated. We normally require three years of audited accounts from the business so we can assess the fair and maintainable trade. The value is derived from the trading performance of the business.

Desktop appraisal service

We appreciate that in certain circumstances, a full RICS Red Book Valuation report is not required. There are occasions where a brief overview of the asset and its potential realisation is required in order to assist with decision-making and reporting, rather than a formal report being necessary. A desktop appraisal is a report that falls outside the RICS Red Book Requirements and cannot be relied upon for lending purposes.

We do not inspect the property, and we rely on online enquiries only, whereby we provide a brief overview of the property and our opinion of its likely sale price and/or likely rent if this is also required.

Loan security reviews

Our team of RICS Registered Valuers can review and provide advice on existing lends by reviewing valuation reports provided to lenders.

What is a commercial valuation?

A commercial valuation is a detailed report drafted in accordance with the RICS Red Book requirements of a commercial property.

Prior to a report being undertaken, a member of our team of RICS Chartered Surveyors will inspect the property. Once an inspection has taken place, the report is drafted and will typically include an overview of the asset, statutory enquiries, comparable evidence and comments on the current market.

When arriving at the value, the surveyor will consider a wide range of factors such as the size, condition, location and occupancy position of the property and will detail the methodology of how they have arrived at the value. 

How long does a property valuation take?

Once an inspection has taken place, a typical timeframe for a report to be issued is within five to ten working days  depending on the complexity of the case.
