Project Summary
Landwood Group is providing specialist professional support on the £10m Bosden Building development at Stopford Park in Stockport, with the six-storey residential building now approaching completion.
The building will provide 62 homes as part of the wider Stopford Park development, the redevelopment of the former Stockport College campus. Completion is expected in November 2026.
Landwood began monthly inspection visits in October 2025, at commencement of internal fitout.
Almost a year later, the building’s external envelope is complete, the apartments are progressing through their finishing works and hard and soft landscaping is taking shape around the development.
The Challenge
Landwood was appointed to provide oversight of construction quality and progress throughout the project, helping provide a consistent record of the building’s development as it moved through its key construction stages.
The monthly inspections needed to assess more than simply progress against the programme. Landwood’s team also monitored quality and workmanship, compliance and site conditions alongside welfare provision, cleanliness, accidents and near misses.
Each monthly inspection provided a structured assessment of progress, construction quality and workmanship across the building. Observations were recorded photographically, with issues and areas requiring remedial action identified and tracked through subsequent inspections.
Landwood Group’s Approach
Landwood’s Building Consultancy team carried out monthly inspections from October 2025, providing monitoring throughout the construction process.
The inspections covered:
● Progress against construction programme
● Quality/workmanship
● Compliance
● Site conditions
● Welfare
● Site cleanliness
● Accidents/near misses
● Issues/remedial works
Results
● Consistent monthly reporting throughout fit-out and external works
● Photographic evidence providing a consistent record of construction progress
● Early identification of workmanship and quality issues
● A documented record of remedial works and subsequent progress
● Clear visibility of progress from structural frame through to completion
Darren Kibble, Director of Building Consultancy at Landwood Group, said:
“When we first started inspecting Bosden, the structural frame was complete and the project was entering the fit-out and cladding stages. Almost a year of monthly inspections later, it is great to see the building approaching completion.
“Our role has been to provide consistent monitoring throughout the build, recording progress and identifying issues as the project has developed. Seeing the transformation from those early stages through to the finishing works and landscaping is particularly satisfying for everyone involved.”
Wider Development
Bosden Building forms part of the wider Stopford Park redevelopment of the former Stockport College campus. The wider scheme includes 442 homes alongside commercial and community space, landscaping and the restoration of the Grade II-listed former Arts College. The completion of Bosden Building will mark the culmination of almost a year of monitoring as the development has progressed through its key construction stages.
